If we have the opportunity to build what I consider very affordable homes in this tough Market, We should take advantage of it. If it gains momentum like I think it will, It will become a positive attraction to the area. We not only generate fees and bonds for the village, we put together more working companies who in turn spend more money locally. Our first design has been worked thru with your engineering staff to collaborate with the approved subdivision designs already. We don't plan on changing the layout, etc from the original design. I'm not in agreement that this process will take a 150 days to modify the approved plans. There is no change to the plans. We will update the Best Management Practices and submit to you. B M P 's We will update the engineers cost basis for the area but do not have a timeline for this start. I 'm not sure those numbers would not change in 2011, so I don't see this as being a valuable tool. We are asking to begin under your current ordinances for single family residences All applicable fees and bonds on an individual basis would be provided. All engineering would be followed on Carpenter street that coincides with approved plans. All improvements would be installed on an individual site basis-Sidewalks upon completion of as builts. All infrastructure is complete and in place already We do not need detention to build on this street as it is way under the ordinance for development to provide storage. We need to modify our agreement and decide at what point we trigger a start point for completion of the project to the West. Neither of us has a crystal ball of what we can expect in the future. As I have stated previously. Dividing the property in to phases still leaves other options open for the property, generates funds now. Doesn't risk any development that can't be completed in a timely manner, so in turn it does not inconvenience any adjacent neighbors to the site. Time is of the essence.
