Dear Mr. Fieldman,

I attended the council workshop session last evening (Feb 14).

1.  I believe you said (correct me if I misunderstood) that the detention basin grading plan calls for a maximum slope of 28% (so it's in the gray area between recommended 25% and maximum legal 33%).

I have carefully studied the current grading plan (Sept 26 version), and I calculate that all of the slopes leading into the basin are 33%.

Also, the slope on the outside of the Carpenter St. dam is 33%. 

More troubling is that the slope from the top of the retaining wall down to the walking path is more than 36% near the east end of the wall.  See the attached letter and drawings that I sent to village council January 2.

Would the village be able to issue a construction permit for a plan that calls for a 36% slope?

2.  At the southeast corner of lot 9 the plan calls for extensive regrading on village parkway, with about 4 feet of fill at the property line, creating a slope of 33% down to Carpenter Street, all on village parkway.

Would the village issue a permit such a drastic change to the parkway?

Mr. McCune,

I have reviewed your questions and comments with the Village engineers. There are a few areas on the engineering plans that indicate slopes slightly in excess of the maximum permitted 33%. The engineers are aware of these areas. Prior to the issuance of a site development permit, the developer will be required to submit final engineering plans. These plans will be modified slightly to make sure that all grading is in compliance with Village Codes and in conformance with the engineering plans that may be approved by the Village Council. The developer is aware that small changes will be required and will be able to make the changes.
